Villa Marketers builds professional, conversion-focused direct-booking websites that integrate with Hostfully, Hostaway, and Guesty. We pull in the reviews, photos, and listing descriptions already living in your property management system, keep them automatically synced, and layer owner-acquisition tools, landing pages, and the JAiNE AI advisor on top.
We're an official integration partner of Hostfully and OwnerRez, and we build direct-booking websites that integrate with Hostaway, Guesty, Hospitable, and more.
A PMS integration is a live connection between your property management system and your direct-booking website. Availability, nightly rates, minimum stays, property content, and reviews flow from the management system to the website; completed bookings and guest details flow back the other way. Your management system stays the single source of truth, you edit each number once, and availability is re-validated against that system at the point of booking so the gap between systems can never turn into a double booking. What the integration does not do is persuade anyone to book — that is the marketing, and it is a separate job.
The photos, reviews, descriptions, pricing, and availability you already maintain in your property management system flow into one polished, guest-facing direct-booking website — and stay automatically in sync.
The phrase gets used as though it were one thing. It is not. It is five or six separate flows of data, each moving in a specific direction, each with its own failure mode. I have watched operators sign for an “integrated” website since 2005 without anyone telling them which of these they were actually buying, so here is the whole picture in plain language.
Read it once and you will be able to interrogate any vendor, including me. The question that separates a real integration from a brochure is simple: which direction does each piece of data travel, and what happens at the moment of booking.
Your calendar lives in the property management system. The website reads it. When a date closes in the PMS — because a booking landed on another channel, because an owner blocked a week, because a property came off the market — that closure has to reach the website before a guest can select the date. This is the single most important flow on the page, because the cost of getting it wrong is not a lost booking, it is a double booking and a phone call nobody wants to make.
Nightly rates, minimum stays, seasonal pricing, and any length-of-stay logic are maintained where you already maintain them, and the website reflects them. You should never be editing prices twice. If you are, something in the setup is wrong. The practical consequence of a clean rate sync is that you can finally run a real price argument against the listing sites, because you know the number a guest sees on your own site is the number your system says it should be.
This is the direction most operators forget to ask about, and it is the one that decides whether the site is a real channel or a lead form with better photography. When a guest books on your own website, that reservation has to land in the same system that holds every other reservation, so the calendar closes everywhere and your team works from one list. Without write-back you have created a second inbox and a manual re-entry job, which is exactly the kind of task that gets skipped on a busy Friday.
Guest details captured at checkout belong in the system that runs your messaging, your turnovers, and your reporting. The reason this matters beyond tidiness is ownership: a direct guest whose details sit in your own system is a guest you can talk to again next season without paying anyone for the privilege. That is the entire economic argument for direct booking, and it fails quietly if the data never arrives.
Photography, descriptions, amenities, bedroom configuration, house rules, and reviews. This is the flow that saves the most human hours over a year, because it removes the drift between what the dashboard says and what the public page says. It also sets a hard ceiling: the website presents your content beautifully, but it cannot invent content you never wrote. Thin records produce thin pages.
No integration is instantaneous. Data moves either when the website asks for it or when the platform announces a change, and there is always a gap — usually short, occasionally not, and different for every combination of platform and data type. The professional response is not to promise a number we cannot guarantee. It is to design the booking path so the gap cannot hurt you: availability is re-validated against the source of truth at the point of booking, so the moment that decides money is checked against live data rather than a cached page.
All of this sits underneath the thing a guest actually experiences, which is the booking path itself — the property page, the price argument, the trust signals, and the checkout. That is covered in full on vacation rental website design. If you are earlier than that and still deciding how the site itself gets built, start with the vacation rental website builder comparison, which covers the build-versus-buy decision honestly.
Whatever platform you run, the website we build does the same core job: it takes the content you already maintain, presents it to convert, and adds the growth layer a dashboard was never meant to provide.
The professional photography and listing descriptions already living in your PMS flow straight onto a website built to convert.
The guest reviews you've earned are displayed as trust-building social proof, not left buried inside the dashboard.
Availability, rates, and content update from your PMS so the website never falls out of step with the source of truth.
Campaign and property landing pages engineered around your booking path, not a generic template.
Owner lead pages and funnels layered on top so you can grow the portfolio, not just the calendar.
The JAiNE AI advisor experience layered on top to answer, qualify, and guide guests toward a direct booking.
Below is a representative list of the most recognized PMS platforms we build direct-booking websites for today — Hostfully, Hostaway, Guesty, OwnerRez, and Hospitable — with more being added regularly.
What property management software are you using? Contact us and we'll get it connected.
If you run your properties on Hostfully, we build a professional, conversion-focused direct-booking website that plugs into the content you already maintain there.
Where the boundary sits: The website can only present what you actually maintain in Hostfully. Property records with thin descriptions, missing amenity fields, or unoptimized photography arrive on the site exactly as thin as they left the dashboard, so the content clean-up happens in Hostfully first.
Villa Marketers is an official Hostfully integration partner. We build direct-booking websites that integrate with the content you maintain in Hostfully.
Managing a portfolio in Hostaway? We build a direct-booking website on top of it that turns the listings you already manage into an owned, commission-free channel.
Where the boundary sits: Portfolio operators usually run Hostaway across several channels at once, so the discipline that matters is deciding which record is authoritative when a listing has been edited in more than one place. We scope that before we connect anything.
For operators scaling on Guesty, we build a polished direct-booking website that draws from the property data you already keep current inside Guesty.
Where the boundary sits: Larger Guesty accounts tend to carry years of accumulated property records, some of them retired or duplicated. Deciding what belongs on the public site is an editorial decision, not something an integration can make for you.
Running your properties on OwnerRez? We build a professional, conversion-focused direct-booking website that draws from the listings, rates, and content you already maintain there.
Where the boundary sits: OwnerRez accounts are often run by owner-operators who have configured rules, surcharges, and rate structures over years. Those need reviewing against what a guest should see on a public booking path, because internal complexity does not always belong on the front end.
Villa Marketers is an official OwnerRez integration partner. We build direct-booking websites that integrate with the listings, rates, and content you maintain in OwnerRez.
For operators automating on Hospitable, we build a polished direct-booking website that draws from the property data you already keep current inside Hospitable.
Where the boundary sits: Operators come to Hospitable for messaging and operational automation, which means the property content itself is sometimes the least-maintained part of the account. That is usually the first thing we work on together before the site goes live.
This is not a ranking and there is no winner in it. Every platform on this list runs serious portfolios successfully. What differs is the kind of operation each one suits, and what has to be in order on your side before the website can present it well. We are PMS-neutral: we do not resell any of these platforms, and we have no commercial reason to steer you toward one.

If you would rather not assemble the stack at all, Knokx is the AI-native direct-booking platform we built, and you can see how that whole system fits together on the platform overview. It is one option among several, and it is not the answer for every operation — plenty of managers should keep exactly the system they have and put the money into the website and the demand instead.
I would rather lose the project than sell you plumbing you do not need. In more than two decades of building direct-booking systems, these are the six situations where an integration gets bought and then quietly fails to change anything.
The most common thing I see is an operator convinced the integration is the missing piece when the real issue is forty properties with two-sentence descriptions and photographs taken on a phone in November. An integration is a pipe. It moves what you put in it. Connecting a pipe to an empty tank produces an empty website faster than before.
A beautifully synced direct-booking site with no traffic converts nothing. If nobody is searching your brand, nobody is finding your property pages, and no AI answer engine has any reason to mention you, then the integration is not your constraint. Visibility is. That is a different project, and I would rather tell you that before you spend money than after.
Operators sometimes want to keep editing rates in a spreadsheet, or maintain a second set of descriptions for the website because the PMS copy is not good enough. Both are understandable and both defeat the purpose. Pick one authoritative system, fix the content inside it, and let everything downstream read from that.
If bookings from your own site do not write back into your management system, someone is copying reservations by hand. That person will be reliable for about six weeks. Then a booking will be missed, and the direct channel will get blamed for a process failure that was designed in on day one.
If a PMS migration is already on the table, say so at the start. We build the site so the connection underneath can be re-pointed rather than rebuilt, but the sequencing changes, and pretending otherwise wastes your money and my time.
This is the one worth repeating. Syncing your data is table stakes. It removes friction and it removes errors. It does not, on its own, persuade a single traveler to book with you instead of the listing site they already trust. That work happens in the positioning, the copy, the photography, the trust signals, and the price argument — and it is where the actual return lives.
None of that is an argument against integrating. It is an argument for sequencing. Fix the content in the system you already run, connect it properly and in both directions, then spend the rest of the budget on the reasons a traveler would choose you. Operators who do it in that order tend to be the ones still talking about their direct channel a year later.
